Buying your first home in Surrey

Most of the people I work with have never bought property in Canada before. Quite a few arrived here in the last few years. This is the part of the job I care about most, so here is how I actually handle it.

I go at your speed

First-time buyers need more viewings and more questions answered, and that is normal. You will never get a "so are we writing an offer today" from me. If you need to see twelve places before anything clicks, we see twelve places.

Plain words, every time

Subject removal, adjustments, Form B, completion versus possession. None of it is complicated once someone explains it properly, and most people were never given the chance. I will explain it as many times as you want.

I know these streets

Surrey is not one market, it is about seven. What $600,000 gets you in Newton is a different life from what it gets you in Cloverdale. I will tell you what you are giving up in each one, not just what you are getting.

Negotiating is preparation

Before you make an offer you will see the comparable sales, the days on market and the price history. The number is your decision, made on evidence. After the inspection, I will tell you when the right move is to push and when it is to walk.

You need a team, not just me

A mortgage broker, a lawyer or notary, a home inspector, an insurance broker. If you do not have them I will share a shortlist and you interview them yourself. If I ever stand to gain from an introduction, you get that in writing first.

You hear the bad news first

If a home has a real problem, you find out from me before you get attached to it. That has cost me sales. It is still the right way round, and it is why my clients send me their cousins.

The questions I get asked before anything else

Do I have to pay you?
In most BC transactions the seller's brokerage pays the buyer's agent out of the sale proceeds, so the majority of buyers pay me nothing directly. Commission is always negotiable in BC and there is no standard rate. Whatever the arrangement is, it is written into the buyer agency agreement, and I will walk you through that clause line by line before you sign anything.
How much do I actually need for a down payment?
Under $500,000 you need at least 5%. Between $500,000 and $999,999 it is 5% on the first $500,000 plus 10% on the rest. At $1.5 million and above it is 20%. That ceiling moved from $1 million in December 2024 and plenty of online calculators still have it wrong. Most first-time buyers I work with in Surrey put down between 5% and 10%.
What will it cost me on top of the purchase price?
Budget 1.5% to 4% of the price for closing costs. That covers Property Transfer Tax, legal fees, inspection, appraisal, title insurance and the first months of property tax and insurance. Qualifying first-time buyers usually land near the bottom of that range because of the PTT exemption. The full itemised breakdown is here.
Which first-time buyer programs do I qualify for?
Probably several. The BC Property Transfer Tax exemption is worth up to $8,000 on homes at $835,000 or less. The First Home Savings Account lets you save $40,000 tax-free. The Home Buyers' Plan allows a $60,000 RRSP withdrawal per person. Buy new and the First-Time Home Buyers' GST Rebate can save up to $50,000 on homes under $1 million. We check all four before we start viewings, and I will send you to your accountant or the CRA to confirm your own position.
I am new to Canada. Does that change anything?
Permanent residents and citizens can buy freely. The federal ban on purchases by non-Canadians runs until January 1, 2027 and does not apply to PRs, but its exceptions for work permit holders and students are narrow. Non-citizens and non-PRs may also face an additional 20% Property Transfer Tax in the Fraser Valley. Your exact status decides the answer, so we confirm it before writing anything.
Townhouse or condo for a first place?
Whichever fits your life. A condo costs less to get into and less to look after. A townhouse gives you more room and usually a garage, with higher fees and more exterior for the strata to maintain. In August 2026 the Fraser Valley benchmark was $466,100 for an apartment and $750,600 for a townhome, so the gap is real money. Either way, the building matters more than the unit, and this is what I read before you commit.

Homes for sale in Surrey BC, and how to actually find yours

I don't run a listings feed on this site. Plenty of realtors in Surrey BC do, and almost all of it is the same MLS data you can already see for free, wrapped in someone's branding so you have to hand over your email to scroll it.

What a feed can't tell you is the part that actually matters. Whether that building has a re-piping bill coming. Whether the asking price is real or hopeful. Whether the unit two floors down went for forty thousand less in June.

So instead of a fake search box, here is what is genuinely happening in the market, what your budget gets you, and how to search properly.

What the market is actually doing

In August there were 9,787 homes on the market across the Fraser Valley and 941 of them sold. That works out to roughly one listing in ten finding a buyer that month.

If you are buying, that is a good position to be standing in. You get choice, you get time to think, and you get room to put proper conditions in your offer instead of waiving your inspection to win a bidding war. Homes were taking about five to six weeks to sell on average, so the right one is unlikely to vanish while you sleep on it.

One caveat I would rather say up front: these are board-wide numbers covering Surrey, North Delta, White Rock, Langley, Abbotsford and Mission. Your street will have its own number. The full monthly breakdown is here.

Condos for sale in Surrey BC

Most first purchases in this city are condos, and it is the part of the market where the unit matters least and the building matters most. Two identical looking apartments can be forty thousand dollars apart in real cost once you know what the strata has coming.

Before you get attached to a place, somebody needs to read the Form B, the depreciation report, the last two years of minutes and the budget. That is the work. I do it, and I will tell you plainly when a building is one I would walk away from.

Homes for sale in North Surrey

North Surrey covers City Centre and Whalley, Guildford, Fleetwood, Bolivar Heights and Bridgeview. It has the densest concentration of newer condo towers in the city, the best transit south of the Fraser, and the lowest entry price per square foot in Surrey.

It is also the area that changes fastest, and the one where building quality varies most from one block to the next. A house for sale in North Surrey at a suspiciously good price usually has a reason behind it, and finding that reason before you write the offer is the whole job.

Where Surrey homes for sale are really listed

Realtor.ca is the official one. It is run by the Canadian Real Estate Association and it carries everything on the board. It is free, it needs no signup, and I would rather you used it than a site that holds listings hostage behind a form.

REW, Zealty and Zolo are the same data in a different wrapper. Some have nicer filters. None of them have listings the others do not.

All of them lag. A new listing hits the board first and reaches the public sites anywhere from a few minutes to the next day later. In a normal market that gap does not matter much. On the good ones it does.

What I set up for clients is a search directly on the board system, filtered to exactly what you are after, that emails you the moment something matches. Then I do the part a search alert cannot: I look at each one, and I tell you which ones are not worth your Saturday.

It costs you nothing and there is no obligation attached to it. If you end up buying with someone else, that is genuinely fine.

Who you would actually be working with

Realtor, first-generation Canadian, bodybuilder, and a lifelong student of the game. That is the short version.

Before real estate I earned a Bachelor of Commerce at Delhi University, moved to Canada, and ran my own restaurant for a while. Food is still a serious passion and I will argue that Thai is a food group of its own.

When I decided to do this properly, I studied for a full year before I wrote the exam, got my BCFSA licence, and joined Rexara Realty Inc. here in Surrey. I did not want to be the agent learning the job on somebody else's purchase.

Outside work you will find me at the gym or on a cricket pitch. My Instagram handle is @dealsanddeadliffts and it is only half a joke. The discipline I bring to a squat rack is the same one I bring to a listing presentation. Over-prepare. Stay calm. Execute clean.

A lot of my conversations happen in Punjabi or Hindi, usually on WhatsApp, often at ten at night because that is when someone finally has a quiet moment to think. That is completely fine. Ask me the same question three times if you need to. I would much rather that than have you sign something you only half understood.

What I will not do

I will not tell you a place is a good deal because I want the commission on it. I will tell you to walk away from homes, and some months I tell people to keep renting for another year because the numbers genuinely do not work yet. If that costs me a deal, it costs me a deal.

I also will not pretend to be something I am not. I am a licensed real estate representative, not a mortgage broker, a lawyer or a home inspector. When a question belongs to one of them, I will say so and put you in front of the right person.

How long does buying a home take once I'm pre-approved?
From offer to keys is usually 30 to 60 days. Finding the right property is the variable part. Some clients find their home in a week, others take three months. There is no rush from me either way.
What areas do you cover?
Surrey, Delta, White Rock, Langley and Burnaby for buying and selling. Chilliwack and Abbotsford for investment properties. If you are looking somewhere I do not know well, I will tell you that rather than wing it.
Can we talk in Punjabi or Hindi?
Yes, and most of my clients do. English, Punjabi and Hindi all work, on the phone, on WhatsApp or in person. The paperwork is in English, which is exactly why I go through it with you line by line rather than emailing it over and hoping.
I'm thinking of selling. Where do I start?
With a free valuation and an honest number, not a flattering one. I will show you the real comparable sales and what your home is likely to do in this market. From there you decide whether to list now, in six months, or not at all.
