Seller FAQs
How much does it cost to sell a home in BC?
Budget roughly 3% to 5% of the sale price. The largest piece is real estate commission, which is always negotiable in BC — there is no standard or fixed rate, and I'll quote you mine in writing up front. Add legal fees ($1,000 to $1,500), mortgage discharge, and moving costs.
How long does it take to sell a home in Surrey?
A properly priced home in Surrey usually sells within 30 to 60 days. Overpriced homes can sit for 90 to 180 days and then need a price drop that hurts the final sale. Getting the price right on day one is the single biggest lever.
Should I stage my home before listing?
A vacant home almost always benefits from light staging. If you're still living in the home, decluttering and a professional cleaner get you 80% of the benefit for 10% of the cost.
What's the difference between listing on MLS and using a discount brokerage?
MLS listings reach every realtor and every buyer in BC. Discount brokerages usually list too, but skip the marketing, negotiation, and buyer management that get you the top price. You usually save 1% on commission and lose 3-5% on final sale price.
Do I need to sell my current home before buying a new one?
Not always. You can write an offer subject to the sale of your current home, or use a bridge loan for a short overlap. If you're upgrading, we plan the sell and buy timelines together so you're never stuck without a home or paying two mortgages.
