Why there is no search box here

Most realtor websites in Surrey put an MLS widget on the page. It looks impressive. It is the same data that is already on Realtor.ca for free, and it usually exists so the site can collect your email before it shows you anything.

I would rather spend that space telling you something you cannot get from a search box.

Where Surrey homes for sale are actually listed

Realtor.ca is the official public source, run by the Canadian Real Estate Association. Every listing on the board is there. Free, no signup, no games. Start here.

REW, Zealty and Zolo pull from the same boards. The filters differ, the inventory does not. If you prefer one of their interfaces, use it.

Every public site lags the board. A listing goes live on the board first and shows up publicly anywhere from minutes to a day later. Most of the time that gap is irrelevant. On a well priced home in a tight pocket, it is the whole ballgame.

What I do that a search alert cannot

A search alert sends you everything matching your filters. That is the easy half, and honestly it is not worth much on its own. Here is the other half.

I pull the strata documents before you book a viewing. Form B, depreciation report, two years of minutes, the budget. If the building has a special levy coming, you find out before you have spent a Saturday falling in love with it. This is the checklist I work from.

I tell you when a price is wrong. Both directions. Sometimes a listing is twenty thousand under what it should be and we move fast. Sometimes it has sat for ninety days because the seller will not hear the truth, and the right move is to wait or offer well below.

I tell you to skip things. This is the part nobody puts on a website. Plenty of listings look fine online and are not worth the drive. Saying so costs me a showing and saves you an afternoon.

I keep the deadlines. Once your offer is accepted, subject removal, financing, inspection and completion all have dates attached. Missing one is expensive. That is my job to track, not yours.

How the search itself works

I set it up on the board system directly, filtered to your real criteria: area, price, property type, beds, and whatever else genuinely matters to you. You get an email the moment something matches, usually ahead of the public sites.

Then I look at each one and tell you what I think. You will get short messages saying "this one is worth seeing" and equally short ones saying "skip it, here's why".

It is free and there is no agreement attached to setting it up. If you end up buying through someone else, that is completely fine. I would rather you bought the right home than felt cornered into using me.
